Rules checked against primary sources How we source rules

Educational estimate only, not financial, mortgage, tax or legal advice. Lenders, insurers and governments set their own rules and can change them; confirm with a licensed professional before you decide.

  • The calculators model the federal qualifying rate, CMHC's debt-service limits and the down-payment and insured-mortgage rules. Real approval also depends on your credit, income type and stability, the property, and each lender's and insurer's own guidelines.
  • Uninsured lenders set their own GDS/TDS limits, and provincially regulated lenders may qualify uninsured loans differently. You can change those settings in the calculator.
  • Market rates shown are Bank of Canada averages with their own dates, not offers.
  • We are not affiliated with any lender, insurer, regulator or government named on this site.
